Background

Welcome to the Gridiron Condos in Seattle, right in the heart of the stadium district and the waterfront- where this unique and modern loft space takes advantage of large windows for natural light with amazing views. The homeowner wanted a blank slate to reinvision the possibilities of this condo- so they took it down to the studs and transformed the floorplan, introducing ample natural light.

The challenge

The client wanted a clean and modern design where fixtures had minimal openings but delivered ample light to match the daylight temperatures, delivering bright whites at the height of the day and warmer tones in the evening. This client is an art collector, so having museum-quality whites as well as the ability to remix the color of light on his art was a goal. Having individual addressability of zones for flexibility, but convenient scenes that would dial in the whole space based on a task or time of day. High fidelity audio and video as well as a smooth interface to manage all technology was a focus.

  • Provide a high-quality TV that is designed for a bright room
  • Simplify lighting control with clean and minimal keypads and a modern icon-only engraving that are flushed into wall surfaces
  • Multiple zones of distributed audio for music enjoyment
  • Comprehensive security/surveillance that is accessible locally or from a mobile device
  • Unify all technology control into a single application with multiple interfaces (touchpanel, mobile app etc).

Our approach

Custom Details For the Perfect Design

Wipliance's team of smart home experts was brought in to create a sanctuary in this space. The client wanted dynamic lighting that would change throughout the day as well as highlight their art collection. Wipliance chose Lutron's Ketra lighting to provide a seamless natural spectrum, as well as full color to create an immersive entertaining environment. Integrated linear lighting in the stairs, toe kicks and undercabinets required careful attention to detail and coordination between trades. To manage the lighting and shading quickly and easily, the Wipliance team utilized a Homeworks QSX system with elegant glass Palladiom keypads that were recessed into the unique stone surfaces and drywall to create an clean and modern aesthetic. The client opted to engrave the keypads with only icons and take advantage of Lutron's conditional programming to create a variety of control options from a simplified interface. This home utilizes Control4 home automation and Josh.AI voice applications for flexibility of control from wherever the homeowner is. A Sony OLED TV as well as an integrated Leon Speakers/Media Decor concealed soundbar solution for a clean look.

Comments from the client:

"We paid a lot of attention to lighting. We can tune (the Ketra lighting) to the temperature of the sun, which we find we really love. So it's 4000k more bluish temperature during the day, and when we are getting ready to go to bed at night, it warms up and makes you feel more cozy."
